The Seller’s Finances
 e ruler of the Eighth House represents the seller’s  nances. In this chart, it’s Venus in Gemini, retrograde, peregrine and combust.
Again, note that in this chart, the same planet rules the querent and the seller’s  nances. Once again, whether this is a good thing or a bad thing depends on the condition of the planet...oh, who am I kidding? With this Venus, it’s a bad, bad thing.
Let’s start by looking at the condition of the querent.
As I’ve already mentioned, you have to work very hard to get Venus in worse condition than this. Venus is retrograde, peregrine and combust. Putting it mildly, the querent isn’t in any condition to see things
clearly. In fact, a combust Venus is both invisible and quite literally blinded by the light.
 e house, on the other hand, has some interesting contradictions. Saturn in Libra is strongly digni ed, which makes the house
very attractive. However, Saturn
is also retrograde, and in horary astrology,retrogradeplanetsalways
spell trouble.  is house is just a little too good to be true.  ere’s something deceptive about it, something hidden thatmyclientdoesn’tsee,butthatwould spell disaster if she actually managed to purchase the house.
One of the ways that you can get a “yes” answer in a chart is to have the ruler of the querent and the ruler of the question moving into good aspect with each other. Venus and Saturn are just on the edge of being trine each other; however, because Venus is retrograde, this is a separating aspect, not an applying one.  is is what sparked the interest and created the question in the  rst place — the tantalizing suggestion that she could actually buy this dream house — but instead of moving towards the house, she’s moving away from it.
Another way you can get a “yes” in this type of chart is when two key aspects of the question are ruled by the same planet—so long as that planet is well-placed and digni ed. In a real estate question like this one, having the same planet rule the querent and the seller’s  nances, and the same planet ruling the querent’s  nances and the seller could represent a quick and easy sale and transfer of funds. Unfortunately, both planets in question (Venus and Mars)
are peregrine (not to mention that they’re square each other), so this is yet another indication that this particular deal is
never going to happen.
Let’s consider the price of the house.
 e Moon in Pisces (the price) is moving to conjoin Neptune. I read this to mean that the
sellers are literally dreaming that the house is worth what they’re asking for it.  e Moon is so severely
debilitated that the price is about to drop, drastically. ( e week after I shared this with my client, the seller contacted her and said
